San Diego home staging questions, answered

What is home staging?

Home staging is the process of preparing and styling a home so it appeals to the most buyers and sells for the best price. It involves furniture, art, decor, decluttering and styling to help buyers emotionally connect with the space.

How much does home staging cost in San Diego?

Occupied staging and photo prep starts at $600 and covers the living room, dining room, kitchen and primary bedroom, with extra rooms at $100 to $400 each. A two hour consultation with a written checklist is $200 on its own. Vacant and luxury staging are quoted per home. See our full cost guide.

Is home staging worth it?

For most sellers, yes. Staging typically returns several times its cost through a higher sale price and faster sale. See our ROI guide.

What is the difference between vacant and occupied staging?

Vacant staging furnishes an empty home from scratch. Occupied staging restyles a home you still live in using your furniture plus our inventory.

How long does staging take?

Once the plan is approved, most homes are staged in one to three days, timed to your photography and listing date.

Do you provide the furniture?

Yes. Our staging includes designer furniture, art, rugs, lighting and decor from our own inventory, delivered, styled and removed for you. We also offer standalone furniture rental.

What areas do you serve?

All of San Diego County, from La Jolla, Del Mar and Rancho Santa Fe to Chula Vista, Carlsbad, Poway and East County. See our service areas.

Can you stage a home I still live in?

Absolutely. Our occupied and partial staging is designed to keep your home livable while it photographs beautifully.

Do you offer virtual staging?

Yes. Our e-design and virtual staging adds photorealistic furniture to your listing photos, an affordable option for vacant listings.
